Flat Roof Refurbishment – Middleton – Project Overview

This project involved the full refurbishment of multiple failing flat-roof areas, totalling 3000 m², with persistent roof leaks across multiple areas of the property. Following a detailed inspection of the flat-roofed areas, it was evident that significant water ingress required a full replacement of the problematic areas.

The Solution

A new BUR system, along with a new metal deck substrate, was required, followed by the installation of a vapour control membrane and a 150mm thermal insulation upgrade. To provide a reliable, cost-effective, seamless waterproofing solution, a WestWood Wethan 275 Polyurethane waterproofing system was installed. This cold-applied, fibreglass-reinforced 2-coat system was chosen for its cost-effectiveness whilst still providing a high-quality waterproof solution.

Installation Process

The existing roof was completely removed to allow for the installation of a new metal substrate. New, larger outlets were installed to help drain the large volume of water, given the size of the roof areas. A vapour control membrane was then installed with an overlay of 150mm insulation. A Carrier membrane was then installed to allow the fibreglass-reinforced liquid polyurethane Wethan 275 system to be applied over the top, forming a fully seamless, bonded waterproof membrane. Particular attention was given to detailing around outlets and upstands to ensure a watertight finish and long-term performance.

Conclusion

By combining a full substrate replacement with the installation of 150mm insulation and the WestWood Wethan 275 polyurethane waterproofing system, this project delivered a cost-effective yet high-quality waterproofing solution to the client that addressed the issues previously causing water ingress. The result is a fully seamless, waterproof solution that protects against water ingress whilst benefiting from the thermal upgrade to keep the client’s building fully operational.
